The steps to selling a home

Most Raleigh sales run six to nine weeks from listing to closing. Here's every stage and what I handle at each one.

    A walkthrough and a number

    I walk your house, then come back with a price supported by comparable sales — not a flattering number designed to win the listing.

  2. 02

    Prep, in priority order

    Paint, declutter, landscape, light. I give you a ranked list with rough costs so you can stop wherever your budget stops.

  3. 03

    Photography and video

    Professional photos, drone where it helps, floor plan, and a walkthrough video. This is the single highest-return line in the budget.

  4. 04

    Go live at the right hour

    Listings that hit on a Thursday morning get the weekend. We coordinate the launch, the sign, and the first open house together.

  5. 05

    Showings and feedback

    I collect feedback after every showing and share it with you honestly, including the parts you won't enjoy hearing.

  6. 06

    Review offers on the whole picture

    In North Carolina, due diligence money and the length of the due diligence period can matter more than a few thousand in price.

  7. 07

    Due diligence and repairs

    The buyer inspects. We negotiate repairs or credits. I have contractors who can turn work fast when a deadline is tight.

    Appraisal

    If the appraisal comes in short, we have three paths, and we'll have already talked through which one you'd take.

  9. 09

    Closing

    An attorney closes in NC. Funds record, keys transfer, and you're done — usually the same day you sign.
