Register me before your first visit. The agent in the model home works for the builder. Most builders pay buyer representation, but only if your agent is with you the very first time you walk in — after that, you're on your own for the whole contract.
New construction contracts are written by the builder's attorney. Deposits, upgrade pricing, completion dates and warranty terms are all negotiable more often than people assume, and the base-price sticker is rarely the number you close at.

Master-planned neighborhoods with greenway connections and strong school demand. Phases sell before they're framed.

The best price per square foot in the metro right now, with a longer commute as the trade. Watch new road projects closely.

Infill and teardowns
One-off custom homes on old lots in Five Points, Hayes Barton and Budleigh. Boutique builders, higher price, no HOA.
Midtown
Townhomes and condos
North Hills and the Midtown East corridor keep adding vertical product. Lock and leave, walk to dinner.
Custom
Build on your lot
If you already own land, a few Raleigh builders will do a true custom. Budget 12 to 18 months and a real contingency line.
